Billionaire Richard Kurtz Sells Palatial New Jersey Estate for Below-Purchase $27.5M

A lavish property in Alpine, New Jersey, has traded hands again of late, and after a long effort to build, and then sell off, a trophy estate. The seller was Richard Kurtz, the founder and CEO of apartment management company Kamson. He ultimately let the six-acre mansion go for $27.5 million — after spending $27 million, in addition to the cost of the land, to design and construct a 33,000 sq. ft. chateau that has acquired the title The Stone Mansion.

The city of Alpine must attract the quixotic, at least where building one’s own doomed version of Xanadu is concerned. Hockey player and Olympic Gold Medal-winner Ilya Kovalchuk recently relisted his own Chateau-crowned estate in the same subdivision for $15 million.

Kurtz’s property is the more grandiose, if anyone is keeping score (someone had better be, or such construction is truly in vain). But Kurtz has had a sense of humor about the failed project; a busy fellow rarely at home base, he quickly realized that he would never be able to spend enough time at the address to make the project’s two art galleries, saltwater pool and pool house, and indoor basketball court worthwhile. The property eventually became something of a white elephant, attracting a sizable tax bill.

The recent closing brings to an end a story that began a decade ago, when Kurtz initially listed the superbly crafted residence at nearly $70 million. By 2019, it was on the open market at about half that figure.

The twelve-bedroom Stone Mansion sits on a six-acre parcel that is but one tenth of the size of the original property Kurtz acquired in 2006 for $58 million. He acquired the 62-acre plot from Henry Clay Frick II, the grandson of industrialist Henry Clay Frick.

Kurtz’s net worth is reportedly north of $1 billion.More info

The Los Angeles home purchased a couple of years ago by Reese Witherspoon is back on the open market this winter, with a comprehensive refresh courtesy of its current owner. The Brentwood estate, a 2.4-acre expanse capped with a 10,343 square-footer right out of the English countryside, is currently priced at $25 million. Witherspoon paid $16 million for it. But read on.

Renovations conducted to the seven-bedroom home during the Witherspoon ownership tenure are evident from a glance at the exterior, where a fresh coat of bright white paint has swallowed up the stone accents that previously decorated the mansion.

As expected, the general brightening continues inside the home. In the foyer, the mid-toned oak has been traded out for checkerboard marble in a honed finish, and the staircase has been given a complete revision. In the living room, the fireplace has been given a marble surround, and the coat of black paint that had framed it is gone; the oak is gone here too, replaced with plank in a pale natural finish.

The room that has received a touch of adventure is the office. Painted in a glossy shade of royal blue, it has been given pattern-backed banks of built-in bookshelves. Outside, however, the tiered pool, patio, spa and sun deck complex has emerged unscathed. Certain fundamentals remain constant.

Witherspoon’s upcoming projects include Fair Play; the documentary about home life balance features Melinda Gates. Witherspoon also wears the producer hat for drama film Where the Crawdads Sing. On the acting side, her upcoming releases include rom-com Your Place or Mine, with Ashton Kutcher. She’s also set to reprise her role as Elle Woods in Legally Blonde 3. Two years ago, Goosehead Insurance founders Mark and Robyn Jones were the buyers of Bruce Willis’ custom-designed tropical getaway on Turks and Caicos’ Parrot Cay. This winter, the property returns to the marketplace, an unusual opportunity to own a genuine paradise.

Willis put the compound up for sale in the spring of 2019, asking $33 million. The Joneses acquired it within months of its appearance on the open market, closing on it with a $27 million offer. Now they, too, have put it up for sale, at COVID-era pricing. They’re looking for a buyer with $37.5 million to spend.

The seven-acre trade winds idyll has many a consolation to offer. It’s been titled The Residence; the singularity suggested by the moniker is due to the fact that the estate is the single home on the island, not because there is only one structure. There are in fact three houses in The Residence, with interior square footage totaling 18,000, and an accommodations count of eleven bedrooms and fourteen baths.

Seminal pop musician Paul McCartney sold his Manhattan residence recently, but didn’t fare terribly well at the closing. The Upper East Side duplex changed hands at $8.5 million, registering as a $7 million loss for the grandfather of pop music, who acquired the place about seven years ago for $15.5 million.

The penthouse unit in a 1967-built building designed by architect Horace Ginsbern, the co-op residence is a four-bedroom property occupying space on the fifteenth and sixteenth floors. According to public records, the yang to Lennon’s yin listed the thoroughgoing Manhattanite pad nearly a year ago for $12 million.

The property contains four bedrooms and five baths, with shared living areas culminating in a large living room. The unit features walls of oversized glass panes that allow for exceptional Central Park views. Amenities in the unit include a library and a master suite with a sitting room. Judging by public records associated with McCartney’s 2015 purchase and the recent closing, the Beatle had the residence’s floorplan dramatically overhauled after investing in it, adding a likely six- or seven-figure bill to his purchase price.

The building is exceedingly comfortable, even intimately so; it contains just 26 apartments. Amenities include a garden and a full-time doorman. The Met and the Guggenheim are within walking distance.

The Beatles are the best-selling music act of all time; record sales are said to exceed 600 million. Following the so-called British Invasion of 1964, nearly every one of their studio albums topped the Billboard chart, save for the odd album that peaked at number two. McCartney followed up with several chart-toppers of his own as a solo artist (and for a time with band Wings), the most recent of which is 2018’s Egypt Station. His most recent solo release, 2020’s McCartney III, peaked at number two.

McCartney’s popularity shows no sign of abating, nor does he show any sign of slowing down. The spry 79-year old is currently in the middle of his Got Back tour, which takes him to select destinations around the U.S. and Europe.
