Curating an Aspirational Space: 2 Ways to Jazz Up Your Home for Staging

Whether you’re selling or buying, the staging of a property can make or break the deal. Expert designers Meg Michaels and Marybeth Snell of Albemarle Staging and Design recently partnered with Ann Hay Hardy of Frank Hardy Sotheby’s International Realty and they gave us a peek into two of their most recent projects and shared a bit of advice.

The Advice:
1. Aim for “party ready” staging. Filled with fresh flowers and candles ready to be lit, Meg and Marybeth use the term “party ready” to indicate the vibe they’re trying to achieve. The goal is to make the home look lived in but put together, as if you are preparing for company that evening.
2. Create aspirational spaces. Keeping in mind what a future buyer might find appealing is key. The proper staging gives buyers an impression of how they might enjoy the particular space, sometimes in ways they would not have thought of themselves.

The Projects:

North Garden Estate.

This elegant property called for a very neutral design, in order to highlight the home’s beautiful architectural features. Meg and Marybeth used white furniture to encourage a continuous flow between the large rooms, creating a feeling of airiness in the space. The size of the home makes it tailor made for grand entertaining and family living, something that was vital for them to highlight in their staging choices. Small things, like staging the dog spa with a pet bed and toys, adding a massage table to the over the top sauna and workout rooms, and adding liquor and beautiful glassware to the family room bar, help give an idea of how to reap the benefits of these spaces (cue their tip to create aspirational spaces!).

White Gables Condominium.

Whether the home they are working on is big or small, staging still matters.  Case in point; their recent project at White Gables Condominiums, a charming complex most often occupied by empty-nesters. Meg and Marybeth felt potential buyers of this project might appreciate a more traditional design aesthetic, so they lightened the palette with neutral soft goods and furniture, painted all the main rooms a glowy white, edited and rehung the client’s beautiful art, and created cheerful conversation areas where smaller groups might gather for cocktails and dinner. The result? A comfortable, beautiful space, and the listing under contract in just two days!

The custom New Jersey estate of rocker Jon Bon Jovi is back on the market this winter, with a relist that officially puts a number on the listing. The house first hit the open market last February, when it listed at an undisclosed price. In 2021, it is priced at $20 million on the nose.

Bon Jovi commissioned Robert A.M. Stern to design the house, giving it an esteemed lineage that belies its 1999 vintage. Stern would go on to design some of the most beautiful residential buildings in Manhattan to be completed in this century, including 70 Vestry, and 220 Central Park South, where Ken Griffin raised eyebrows when he dropped nearly $250 million on the building’s 24,000 sq. ft. crown jewel of a penthouse.

The Bon Jovi mansion—which has been titled High Point—is located on a tidal river, and inside Shrewsbury Township. Its façade is distinguished by a massive neoclassical portico, a forceful brand of manor-house symmetry, and limestone walls.

Bullock’s Tybee Island retreat has finally sold for $4.2M.

Academy Award-winning actress Sandra Bullock has finally seen her Tybee Island retreat into the Georgia sunset. It’s been a long road to a closing—the compound made up of two beach houses first entered the market as a rental back in the winter of 2017, then as a for-sale listing about two years later.

The listing’s initial ask of $6.5 million for the main house was gradually whittled down to $3.1 million prior to the final sale price. The smaller guesthouse fetches another $1.1 million.

The waterfront property is something of an expression of the area’s cosmopolitan seafaring history, with clapboard, a rail-like gallery balustrade, and a crow’s nest among the details of the home and its companion cottage. The design sensibility of the 3,360 square-footer reaches back to the 1920s, with an airy beach cottage feel via screen porches, plentiful glass, brick accents, and clerestories in the double-height great room.

Last summer, Twilight star Kristen Stewart listed her gem of a midcentury modern in Malibu for sale for $9.5 million. A marvelous character of a house, the flat-roofed residence features a façade dominated by glass panes, and an interior with original figured maple cabinetry, frosted glass walls, and a series of brightly-lit bedrooms.

Public records do not indicate that the home found a buyer, but that didn’t stop Stewart from soldiering on to horizons new. This month, the young actress closed on another detailed period piece. This time, the style is Mediterranean Revival, and the location is Los Feliz.

The house went up in 1927, and from the start it offers much to occupy the eye. The arched and recessed entry features a groin-vault roof—an unusual flourish—as well as a tile floor, and a front door that’s likely original to the build. Inside the home, the living spaces all have their stories to tell. The tiled foyer reveals a set of steps descending to the living room, which, in turn, features a fireplace with a tile surround and hearth step, exposed timber, and oak plank that’s definitely original—it shows a patina of age that simply cannot be engineered as effect.
