We recently checked in with Ann Hay Hardy, Associate Broker at Frank Hardy Sotheby’s International, to get the low-down on her favorite places around town. A Charlottesville native with a love for all things local, read on to see where Ann shops, sips, and socializes in her free time.

What brought you to Charlottesville? I’m from Charlottesville, born and raised. I loved growing up here but decided to do some exploring when it was time for college. After being away for almost 10 years, I realized how much I missed home and that Charlottesville is hard to beat!
Favorite thing about the town. I love the small town vibe with a city feel. Our restaurants, nightlife, businesses, and people keep things fun and interesting. Being a Realtor, I always love meeting and learning why people are coming to our special city to make a life.
Season. Fall. My father always said it should be illegal to leave Virginia in October and I agree. I got married in October.
Neighborhood. That is hard. I grew up in Western Albemarle and live there now. I love the proximity to town but the country setting. The views are beautiful. I used to live Downtown and thought I would never leave. Being able to walk to everything is so convenient. I also lived off Rugby near the University, which I felt was the best of both worlds. You could be tucked away in a quiet neighborhood and yet five minutes from everything.

Sotheby’s International Realty Continues To Expand In Caribbean!

Sotheby’s International Realty today announced its expanding presence in the Caribbean with the opening of St. Kitts & Nevis Sotheby’s International Realty. The addition signifies the brand’s continued growth in the region, bringing its total number of Caribbean offices to nearly 30. The announcement comes at a time when the Caribbean market is experiencing tremendous growth as the ability to work remotely spurred increased interest in second home and investment properties.

St. Kitts & Nevis Sotheby’s International Realty is owned and operated by Neil Paine. The company possesses more than 25 years of real estate experience and is headquartered in Belmont Garden, Nevis, and will service the dual islands of St. Kitts and Nevis.

“The Caribbean continues to generate significant growth and interest,” said Philip White, president and CEO, Sotheby’s International Realty. “Many of our existing affiliates in the region have reported record-breaking sales volume and history-making average sales prices in 2020 and the first quarter of 2021. St. Kitts and Nevis is a dual-island Caribbean destination, often considered a hidden sanctuary, that is seeing its luxury market expand due to increased interest from ex-pats, pre-retirees, high-net-worth individuals, high-profile athletes, and investors, thanks to its golden visa program. We look forward to supporting Neil and the entire St. Kitts & Nevis Sotheby’s International Realty team.”

“When someone asks us to list their home or to help them find their dream property, they are inviting us to partner in a powerful step in their future,” said Paine. “The incredible topography and landscape of the islands is what defines the real estate market in St. Kitts and Nevis and luxury buyers have a tremendous opportunity to select from beachfront properties or mountainside estates, set in lush rainforest environments. Our affiliation with Sotheby’s International Realty enables us to give St. Kitts and Nevis the exposure and attention that it deserves.”

St. Kitts & Nevis Sotheby’s International Realty is actively involved in the non-profit group Siembra Vida which aims to lift vulnerable communities throughout the Caribbean and Latin America through farm-to-table experiences.

The announcement of St. Kitts & Nevis Sotheby’s International Realty supports the brand’s strategic growth plans for the Caribbean and follows the brand’s recent expansion in Antigua & Barbuda late last year.

The Sotheby’s International Realty® network currently has more than 24,000 affiliated independent sales associates located in approximately 1,000 offices in 74 countries and territories worldwide. St. Kitts & Nevis Sotheby’s International Realty listings are marketed on the sothebysrealty.com global website. In addition to the referral opportunities and widened exposure generated from this source, the firm’s brokers and clients will benefit from an association with the Sotheby’s auction house and worldwide Sotheby’s International Realty marketing programs. Each office is independently owned and operated.

Michael Douglas and Catherine Zeta-Jones List Manhattan Apartment for $21.5M

Michael Douglas and Catherine Zeta-Jones List Manhattan Apartment for $21.5M
Listed by Sotheby’s International Realty agent Serena Boardman

Married actors Michael Douglas and Catherine Zeta-Jones put their Manhattan pied-a-terre up for sale this summer.  The Upper West Side property is priced at $21.5 million.

The original 15-room property was converted into 9 rooms; Zeta-Jones and Douglas commissioned Thierry Despont to design the interiors. Interior design and architecture mavens will recognize the name; Despont was the creative behind the Plaza’s Palm Court and the designer of the residential tenor of the Woolworth Building project. He was also commissioned by Calvin Klein to orchestrate the interiors of the fashion designer’s Hamptons modern.

The revision makes the library, living room and dining room one extended space; the current owners have placed a billiards table between them, and the layout puts this central living space on the park side of the unit. The residence also features a kitchen that’s a paragon of utility and optimism: bright white walls and ceilings, commercial appliances, and a sunny attached dayroom.

Glossy hardwood runs throughout the apartment, with herringbone popping up in the living room, library, and entrance gallery. The master bedroom is of course corner-positioned; its bath boasts a subtle black-on-white color scheme and an alcove tub, and a pair of walk-in closets is featured in the layout. Two additional bedroom suites and a staff room complete the accommodations.

Last year, Zeta-Jones and Douglas listed another interesting property: the couple’s 250-acre vacation estate in Mallorca. The duo’s residential acquisitions of the recent past include their 2019 purchase of a 1920s red brick mansion in Westchester.

Douglas’ upcoming projects include Ant-Man and the Wasp: Quantumania; the Marvel superhero film also stars Paul Rudd and Michelle Pfeiffer.More info

Iggy Azalea Picks Up Hidden Hills Spread for $5.2M

Iggy Azalea Picks Up Hidden Hills Spread for $5.2M
Sale represented by Sotheby’s International Realty!

Iggy Azalea is the new owner of this revised ranch in Hidden Hills. The rap star had to shell out $5.2 million for the 5,228 sq. ft. property, which comes with five bedrooms and five baths, guest house included.

The exterior architecture and materials inject some midcentury modern elements and red brick into the façade, enough to betray the house’s early 1960’s vintage. Indoor living spaces include a gem of a living room with a fireplace flanked by French doors and series clerestories, and a cathedral ceiling accented with exposed timber.

The kitchen’s another gem, a large space with exposed beams and a combination of a pale pea-green country-house island and natural stone tinged with beiges and subtle yellows, while the dining room is given character by way of a whitewashed masonry fireplace accent wall with a raised hearth. The home’s layout puts the bedrooms in their own wing, with the master packing in a sitting room with a fireplace, a large bath with a spa-like feel, and a walk-in closet. On both floors, scraped hardwood plank is used, exclusive of the baths.

Inside the guest house, there’s a lot to like. The shared living spaces are both rustic and urbane, with modern linearity tempered by a great deal of wood, and a loft-like feel; all told, the two-level cottage would make a great studio. The 1.06 acres of grounds feature walking paths, arbors, gardens, and a stone pool and patio area.

Azalea has sold over 48 million records worldwide. Her third studio album, titled End of an Era, is expected to be released this summer.
